Is buying off-plan in Spain safe?

What’s the process to buy a new home in Spain?

Off course we have to inventarise your exact wishes to arrange a viewing tour. But when you have found your new dream home the following easy process can be followed:

  1. Reserve your unit (usually €6,000–€10,000).

  2. Sign a private purchase contract and pay around 20–30%.

  3. Make stage payments during construction.

  4. Collect your keys once it’s ready and pay the balance.

    We’ll walk you through it all. Including the paperwork, which can look scarier than it really is.

Budget around 10–13% extra, which covers:

  • 10% VAT (IVA)

  • 1.2% stamp duty

  • Legal, notary & registration fees

Can I get a mortgage for a new development in Spain?

Yes. But the mortgage will be issued 3 months before the completion. Because the interest rate cannot be held for the time that you made the reservation. Most banks will lend 60–70% of the purchase price to non-residents. We can point you to banks that actually answer their emails.

What’s the difference between off-plan and key-ready?
  • Off-plan: Still under construction. You pay in stages and move in later. Perfect if you want a lower price.

  • Key-ready: Already finished. Bring your suitcase!

Do I get a guarantee on my new home?

Yes — Spain requires developers to give you:

  • 10 years on structural issues

  • 3 years on installations

  • 1 year on finishes

    If anything breaks early, you won’t be paying for it.

Are new builds really more eco-friendly?

Yes — modern developments are built with better insulation, energy-saving systems, and often solar panels.
